set across 11.47 acres of private waterfront, this two residence estate offers the kind of quiet, self-contained setting that is increasingly difficult to find. with only two other residences on the entire lake, the property feels genuinely removed from the everyday, while remaining just fifteen minutes from downtown 100 mile house. low-bank waterfront, a private pier, open grassland and expansive skies create an inviting setting for a recreational retreat, family property or year-round escape. the property includes two homes, offering considerable flexibility for extended family, guests or a live-in caretaker. the primary residence is approximately 3,000 square feet arranged across three levels, with a suite upstairs and a partially below-grade basement. a second home of approximately 2,000 square feet is currently occupied by a caretaker, who pays monthly rent, providing an established income stream alongside the property's recreational appeal. for those who need space for equipment and outdoor pursuits, the improvements continue with a double garage, a large machinery and commercial-style garage, and an approximately 15-by-30-foot workshop. recent improvements include a newer roof and several maintenance items that have already been addressed. edmunds lake itself adds a distinctly four-season character. the lake is described as warm in summer and freezes in winter, creating the opportunity for swimming and boating in the warmer months and skating in the winter. with snowmobile storage and substantial garage space, the property is equally suited to winter recreation, making it a natural choice for those looking to create a true year-round retreat. quiet, private and surrounded by very little development, this property is ultimately about space and freedom. for a buyer seeking a holiday property, private waterfront, or a rural holding with improvements, this is an unusually complete offering. outside the designated areas subject to foreign buyer ban/tax.
