If your idea of country living includes architectural character, genuine warmth and enough land to breathe, this distinctive lifestyle property does things a little differently.
Spanning approximately 277 sq m, the four-bedroom home was designed using passive principles and constructed with straw bales, creating impressive thermal efficiency and natural comfort throughout the seasons. Soaring ceilings, exposed timber detailing and polished concrete floors give the interiors a personality all their own.
At its heart, the raised kitchen connects easily with generous open-plan dining and living spaces. Doors extend the living outdoors to a substantial verandah and sheltered internal courtyard, providing plenty of room for family life, relaxed entertaining and taking in the peaceful rural setting.
Two bedrooms on each level offer flexibility for families and guests, supported by two bathrooms and a loft or office space suited to working from home or creative pursuits. A closed wood burner with wetback keeps the main living areas warm through the cooler months.
Set across 1.6839 hectares (more or less), the established grounds include producing olive and fruit trees, a wood-fired oven and expansive rural and mountain outlooks. An internal-access garage is complemented by a substantial four-bay shed and enclosed workshop, offering approximately 180 sq m of combined space for vehicles, equipment and projects. Water is supplied through the Luggate Triangle Irrigation Scheme from the Clutha River/Mata-Au, supported by approximately 82,500 litres of total onsite storage, including 30,000 litres dedicated to firefighting. Together, the extensive garaging, workshop and well-developed water infrastructure deliver the practical side of country living in spades.
Peaceful and private, yet within easy reach of Luggate village and Wānaka, this is a rural property with personality, substance and space to enjoy life on your own terms.
